Living in San Antonio in September: Local Tips for Military Families

September is an exciting time to be in San Antonio. For military families arriving at Joint Base San Antonio (JBSA), it can also be a busy month filled with moving logistics, school schedules, new routines and getting familiar with a new city.

Whether you're newly PCSing to San Antonio or you've already been stationed here for a while, September is a great time to settle into the community and start discovering what makes the Alamo City such a popular military destination.

Here are some practical local tips to help you make the most of September in San Antonio.

🎖️ Know Your JBSA Location

One of the first things to understand about San Antonio's military community is that JBSA is made up of three major installations:

  • JBSA-Fort Sam Houston

  • JBSA-Lackland

  • JBSA-Randolph

Where you're assigned can make a big difference in your daily commute and where you may want to live.

Fort Sam Houston is centrally located, while Lackland is on the southwest side and Randolph is northeast of the city.

Before choosing a neighborhood, map out your commute during actual peak traffic hours. A few extra miles can sometimes mean a significant difference in drive time.

🌡️ September Can Still Be Hot

Don't let the calendar fool you—San Antonio's summer heat doesn't disappear immediately when September arrives.

Temperatures can still be hot, particularly during the afternoon.

If you're new to the area, plan outdoor activities for earlier in the morning or later in the evening when possible.

Helpful September essentials:

☀️ Keep water with you
🧴 Use sunscreen
👒 Bring a hat for outdoor activities
🚗 Never leave children or pets unattended in a vehicle
🌡️ Check the forecast before planning outdoor activities

The good news? Cooler weather is generally on the horizon as fall approaches.

🏡 September Is a Good Time to Explore Neighborhoods

If you're newly stationed at JBSA and haven't chosen permanent housing yet, use September to explore different areas.

Don't limit yourself to the neighborhood closest to your installation.

Depending on your duty location, you may want to explore communities such as:

Near Fort Sam Houston

  • Alamo Heights

  • Terrell Hills

  • Northeast San Antonio

  • Downtown and surrounding central neighborhoods

Near Lackland

  • West San Antonio

  • Southwest San Antonio

  • Northwest San Antonio

  • Communities along major highways providing access to Lackland

Near Randolph

  • Universal City

  • Schertz

  • Cibolo

  • Live Oak

  • Converse

Your best choice will depend on your budget, commute, housing preferences and lifestyle.

💰 Understand Your BAH

For military households, Basic Allowance for Housing (BAH) can play an important role in determining where you live.

However, don't assume your entire BAH should automatically go toward your rent or mortgage.

Remember to account for:

  • Housing payment

  • Property taxes

  • Homeowners or renters insurance

  • HOA fees

  • Utilities

  • Maintenance

  • Transportation costs

If you're considering purchasing a home, speak with a qualified lender about your financing options and determine what monthly payment fits comfortably within your budget.

🇺🇸 Take Advantage of Your VA Loan Benefit

Eligible service members and veterans may be able to use a VA loan to purchase a home with 0% down, depending on their eligibility and loan circumstances.

VA financing can be particularly valuable for military households who want to preserve their savings for other priorities.

However, 0% down doesn't mean there are no costs associated with buying a home. Buyers may still have closing costs, prepaid expenses, inspections and other expenses.

If homeownership is part of your long-term plan, talk to a VA-approved lender early in your PCS process.

📦 Be Patient With Your Household Goods

September can be a busy month for military moves.

If your household goods haven't arrived yet, don't panic.

JBSA's relocation resources can help newcomers navigate the transition, and eligible service members can use lending-closet resources for temporary household items while waiting for their shipment.

Keep essentials such as:

  • Important documents

  • Medications

  • Chargers

  • Basic toiletries

  • A few days of clothing

  • Important children's items

  • Pet supplies

with you instead of packing them with your household goods.

🎒 Get Into the School-Year Routine

September is when the school year is fully underway.

If you're new to San Antonio, make sure you've completed any necessary school registration and transportation arrangements.

Before choosing a home, verify the current school assignment for the specific property address.

School boundaries can change, so don't rely solely on an online listing or a neighborhood's reputation.

Military households should also take advantage of installation resources that can help with school transitions and community connections.

🍽️ Explore San Antonio's Food Scene

One of the easiest ways to start feeling at home is to explore local restaurants.

San Antonio is famous for:

🌮 Tex-Mex
🥩 Texas barbecue
🍔 Burgers
🍤 Seafood
🌶️ Mexican cuisine
🍜 International food

Military communities around JBSA also offer an impressive variety of restaurants.

Make it a goal to try one new local restaurant each week.

You may quickly discover your new favorite taco shop, coffee spot or weekend brunch location.

🌳 Take Advantage of Outdoor Activities

September is a great month to start transitioning from summer activities into fall outdoor adventures.

Consider exploring:

  • San Antonio River Walk

  • San Antonio Missions National Historical Park

  • Phil Hardberger Park

  • Government Canyon State Natural Area

  • Brackenridge Park

  • San Antonio Botanical Garden

Plan outdoor activities around the weather and bring plenty of water.

As temperatures begin to cool later in the fall, you'll have even more opportunities to explore the city's parks, trails and outdoor spaces.

🎃 Start Looking for Fall Events

September is when San Antonio begins transitioning into fall event season.

You can start finding:

🎃 Halloween events
🎨 Art markets
🎶 Live music
🌮 Food festivals
🏃 Community races
🌽 Fall activities

Seasonal events can also be an easy way to meet people and get connected to your local community after a PCS.

🛒 Find Your Everyday Essentials

When you're new to San Antonio, don't underestimate how helpful it is to establish your regular routine.

Find your:

  • Grocery store

  • Pharmacy

  • Gas station

  • Gym

  • Favorite coffee shop

  • Doctor and dentist

  • Auto service center

  • Children's activities

  • Favorite takeout restaurant

Knowing where your everyday essentials are can make a new city start feeling much more familiar.

🚗 Learn San Antonio's Traffic Patterns

San Antonio is spread out, and traffic can vary significantly depending on the time of day.

Before committing to a home, test your commute.

Try driving:

Morning: When you're normally heading to work.

Afternoon: During your typical return commute.

Also consider alternative routes and toll roads.

For military households, commute time can become one of the most important factors in determining whether a neighborhood is a good fit.

🏠 Renting vs. Buying After a PCS

There's no universal right answer.

Renting can make sense if:

  • You're unsure how long you'll stay.

  • You want time to learn the city.

  • You're waiting for your household goods.

  • You're not ready for the responsibilities of homeownership.

Buying may make sense if:

  • You're comfortable with your budget.

  • You expect to stay long enough for homeownership to make sense.

  • You want to build equity.

  • You're eligible for VA financing.

  • You've found a neighborhood that fits your needs.

Military assignments can change, so consider your future plans before making a long-term housing decision.

🧾 Keep Your PCS Paperwork Organized

A PCS can involve a surprising amount of paperwork.

Keep digital and physical copies of important documents such as:

  • Orders

  • Identification documents

  • Housing documents

  • School records

  • Medical records

  • Vehicle information

  • Insurance information

  • Moving paperwork

Having everything organized can save you considerable time when you're trying to establish your new routine.

🤝 Get Connected to the Military Community

You don't have to start from scratch.

JBSA has Military & Family Readiness Centers and relocation resources designed to help service members and their households get connected to their new community.

Take advantage of newcomer programs, installation events, spouse resources and community activities.

Even if you're naturally independent, meeting other people who have recently PCS'd can make the transition much easier.

Moving to a new duty station can feel overwhelming, but it doesn't have to happen all at once.

Start with the basics: your duty location, commute, housing, schools and daily essentials. Once those pieces are in place, give yourself time to explore.

San Antonio has a large and established military community, and September is a great time to begin discovering your new surroundings.

From exploring local restaurants and historic sites to finding your favorite neighborhood coffee shop, every small discovery can make San Antonio feel a little more like home.
