When the wheel of fortune spins in a pleasing direction, a military family may end up with orders to a duty station in an affordable area. For example, if you are lucky enough to land in the metropolis of San Antonio, Texas, you’ll be happy to find “Military City USA” is an ideal place to purchase a home.

As the San Antonio Board of REALTORS® reports, “Home sales remain at a record high as we move into Q4 2019. November reported 2,448 homes sold, a two percent increase over the same month last year according to the Multiple Listing Service Report from the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS. Both average and median sales prices showed growth as well, with an average sales price of $263,723 and a median of $230,600. The month ended with 3.6 months of inventory available, indicating a continued sellers’ market.”

Looking over recent statistics, you can see how the San Antonio real estate market is zipping along quicker than a speeder on the 410. Listings will stay on the market for only a short while - 59 days! Compare that timing to listings in other stable markets where homes stay up for sale for around 4 months. This is good news for an incoming military family interested in buying and a positive sign for those military PCSing out of the Joint Base San Antonio region.

Keller Williams City View Agent, Karina Gafford, states “San Antonio and the surrounding area remain competitive for home buyers and sellers as we move into the new year. November reported over 10,000 active listings on the market, with over 3,000 new listings added to the market in November. This means there is a variety of options for those interested in buying or selling, so consult a REALTOR® to discuss your options.”

Browsing the inventory of Keller Williams City View, you’ll find there are plenty of properties to choose from. But, what will fit your budget? Taking a peek at average home prices, you’ll find that over 58 percent of homes sold in the San Antonio area in November fell in the mid-range of $200,000 to $500,000. Another 35.83 percent of the market were homes priced under $200,000 and the market over $500,000 made up the remaining 5.47 percent of sales.

Bexar County fared similarly this month, with increases in sales figures. A total of 1,840 homes sold in November, a 6.1 percent year-over-year increase. Meanwhile, the average sales price of a home in the county increased to $247,700, a 2.6 percent increase, and the median rose 3.6 percent to $217,500.

Having a glimpse of the numbers in this budget-friendly housing market can give you peace of mind when it comes to making the decision to buy. You’ll rest easy knowing you are investing your BAH in a stable economy and will make the most of your new address in the Lone Star state.
