Monthly Market Update: February in San Antonio
San Antonio and its surrounding communities saw a one-percent increase in February 2021's home sales compared to February 2020, according to data provided by the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS. Despite the week-long snowstorm, 2,413 homes were still sold in February 2021 compared to February 2020's 2,395 home sales.
“It's important to remember the vast changes that the nation is still experiencing. We remain hopeful and expect to see the housing market drive forward with many home options and sales,” said Cher Miculka, Chairman of the Board. "The incoming demand for homes shows that Bexar County and the greater San Antonio areas remain an attractive place to live."
The average price of homes sold in the area for February was $314,810 with a median price of $264,100. In all of Texas, the average price was $348,393--18.5 percent higher than February 2020--with a median of $275,000.
In the greater San Antonio area, there were 2,626 new listings, while Bexar County specifically had 1,862 new listings. There were 26,501 total new listings in the state of Texas in February.

In the county comparison, Bexar County sales are similar to the previous years, with just 4 homes less sold this February (1,743 homes in February 2021 vs. 1,747 in February 2020), which is comparatively small to the other three major Texas counties. In a year-over-year comparison, Travis County's home sales decreased 8.4 percent (986 homes), Harris County decreased 1.7 percent (3,097 homes), and Dallas County decreased 7.1 percent (1,417 homes). The percentage decrease is year-over-year from 2020 to 2021.
Despite an unaccustomed snowstorm that knocked out power to a large number of homes across the state, home sales weren’t overly affected. Military families may have had a few showings put on hold for a bit following the storm, but due to the demand in the market, it wasn’t long before it was back to business as usual. As we continue into March, we are hopeful that our Military Families will continue to keep San Antonio top of mind on their journey to find their home. San Antonio has been and continues to be one of the top locations to reside and we don’t see that slowing down anytime soon.
