PCS to San Antonio in October 2026: What Military Families Need to Know

Moving to San Antonio on PCS orders in October 2026? Whether you're headed to JBSA-Lackland, JBSA-Randolph, or Fort Sam Houston, there are a few things military families should know before choosing a home, planning a commute, and settling into the San Antonio area.

San Antonio is home to one of the country's largest military communities, with Joint Base San Antonio bringing together three major installations: Lackland, Randolph, and Fort Sam Houston. While they're all part of JBSA, they are separate installations located roughly 16–18 miles apart, so your duty location matters when choosing where to live.

1. Confirm Your Duty Location Before Choosing a Home

One of the biggest mistakes PCS families can make is choosing a home based only on its proximity to "JBSA."

Lackland, Randolph, and Fort Sam Houston are in different parts of the San Antonio area. A home that is convenient for one installation may result in a much longer daily commute to another.

Before signing a lease or purchasing a home, confirm:

  • Your exact duty location
  • Your expected work schedule
  • Your preferred commute time
  • Whether you plan to live on or off base
  • Where your children will attend school
  • Whether your family needs access to specific healthcare or community services

If you're unfamiliar with San Antonio, consider your daily commute first and then work outward from your duty station when comparing neighborhoods.

2. Start Your Housing Search Early

PCS orders can make your timeline feel short, especially when you're coordinating travel, household goods, temporary lodging, schools, and work.

Military families arriving in San Antonio have several housing options, including privatized military housing, rentals, and homes for sale.

Fort Sam Houston, Lackland, and Randolph each have housing resources and Military Housing Offices that can assist with on-base and local housing options.

For families considering a home purchase, don't focus only on the listing price. Compare the complete monthly cost, including:

  • Mortgage payment
  • Property taxes
  • Homeowners insurance
  • HOA fees
  • Utilities
  • Maintenance
  • Estimated commuting costs

This can give you a more realistic picture of what fits your household budget.

3. Understand On-Base Housing Options

Each JBSA installation has its own housing arrangements.

Fort Sam Houston housing is privatized and includes two- to five-bedroom homes. Lackland and Randolph also have privatized family housing, with the applicable housing rent generally tied to the service member's BAH. Availability and eligibility can vary.

If you're considering military housing, contact the appropriate housing office early rather than waiting until you arrive.

If you're considering off-base housing, the installation's Housing Management Office can also provide referral assistance and information about the local community.

4. Don't Forget Temporary Lodging

Your permanent home may not be ready when you arrive—and your household goods may not arrive at the same time you do.

JBSA provides temporary lodging options, and MilitaryINSTALLATIONS recommends contacting lodging as soon as you have your orders and arrival date.

When planning your move, consider how long you'll realistically need temporary accommodations while accounting for:

  • Housing availability
  • Household-goods delivery
  • School enrollment
  • Vehicle transportation
  • Your reporting date
  • Your family's needs

Having a backup plan can make the first few weeks much easier.

5. Take Advantage of JBSA Relocation Assistance

You don't have to navigate your PCS alone.

JBSA's Military and Family Readiness Centers offer relocation assistance, including PCS planning, newcomer orientations, housing information, relocation consultations, community resources, and lending-closet services at certain installations.

Military OneSource also provides PCS planning resources, moving information, housing assistance, and 24/7 support for military families.

If this is your first PCS—or you're moving with children, pets, or special circumstances—use these resources before you arrive.

6. Know About the October 2026 Fort Sam Houston Orientation

For families PCSing to Fort Sam Houston, there is a specific October 2026 update worth knowing.

Beginning in October 2026, Fort Sam Houston's Newcomers Orientation is scheduled for Tuesdays from 8 a.m. to noon. Attendance is mandatory for active-duty members, while spouses are invited to attend.

Your in-processing instructions will provide the appointment information.

7. Plan for Your Children's School Transition

A PCS can be a major adjustment for children, particularly when they're entering a new school in the middle of an academic year.

Before choosing an off-base home, verify the school assignment for the specific property address.

Military OneSource recommends preparing children for the transition, maintaining routines where possible, and using available school-transition resources.

If you're buying a home, school considerations can also become part of your long-term planning—not just your immediate PCS checklist.

8. Organize Your Medical and Family Needs

Before moving, gather important medical and family documents so they're easy to access during the transition.

Consider keeping copies of:

  • Medical records
  • Prescription information
  • School records
  • Birth certificates
  • Passports
  • Immunization records
  • Insurance information
  • Special-needs documentation, if applicable

If your family is enrolled in the Exceptional Family Member Program or has other specific needs, contact the appropriate support office before the move.

Military OneSource also notes that certain eligible families may qualify for authorized housing flexibility during a PCS, including families with EFMP needs, children in school, or certain spouse-employment circumstances. Eligibility requirements apply.

9. Keep Your PCS Documents Accessible

Don't put everything important into your household-goods shipment.

Keep your essential documents and necessities with you, including:

  • PCS orders and amendments
  • Identification cards
  • Passports
  • Medical documents
  • School records
  • Financial documents
  • Medication
  • Travel paperwork
  • Vehicle documents
  • Important contact information

You'll likely need several of these during check-in, housing, school enrollment, and other parts of the move.

10. Remember That Your First Home Doesn't Have to Be Your Forever Home

A PCS doesn't necessarily mean you have to make a permanent housing decision immediately.

Some military families choose to rent first so they can learn the San Antonio area before buying. Others prefer to purchase shortly after arrival.

Both approaches can make sense depending on your assignment length, finances, family situation, and familiarity with the local market.

If you're considering buying, take time to understand the neighborhoods around your installation and compare the costs of renting versus owning before making a decision.

San Antonio Areas Military Families May Want to Explore

Depending on your duty location and priorities, you may want to explore communities such as:

  • North San Antonio
  • Stone Oak
  • Alamo Heights
  • Universal City
  • Live Oak
  • Converse
  • Schertz
  • Cibolo
  • New Braunfels

The right location can be different for every family. Commute, schools, housing budget, amenities, and lifestyle can all play a role.
