The San Antonio real estate market has kicked off 2025 on a stable note, showing a combination of steady sales, modest price adjustments, and growing inventory. According to the latest report from the San Antonio Board of REALTORS® (SABOR), the market continues to offer opportunities for both buyers and sellers, despite shifting economic conditions.

Key Market Trends

  • Median Home Price: The median home price rose to $295,475, reflecting stable price appreciation in the market.

  • Average Home Price: The average home price dipped slightly by 1% to $352,803, indicating some pricing flexibility.

  • Housing Inventory: The market saw 4,103 new listings, while total active listings climbed to 13,680. This expansion provides buyers with more choices.

  • Days on Market (DOM): Homes averaged 83 days on the market.

  • Rental Market: The average residential rental price in January stood at $1,786, demonstrating sustained demand for rental properties.

Bexar County Market Performance

Bexar County, home to San Antonio, continues to be a strong driver of regional real estate activity:

  • Total Sales: 1,495 homes were sold.

  • Average Price: The average home price settled at $325,621.

  • Days on Market: Homes in Bexar County spent an average of 78 days on the market.


Market Outlook

"San Antonio’s real estate market remains resilient as we begin 2025," said Reagan Williamson, SABOR’s 2025 Chair of the Board. "With inventory levels rising and home prices showing steady growth, buyers have more opportunities while sellers continue to see strong demand for well-priced homes."

While pending sales have slowed, the increase in inventory and steady pricing trends suggest a healthy, balanced market. Buyers can take advantage of the wider selection, while sellers can still find strong demand—especially if homes are priced competitively.
