The San Antonio housing market is showing signs of change this spring. According to the San Antonio Board of REALTORS® (SABOR), home sales in March 2025 totaled 2,811, marking an 8% decrease compared to the same time last year. Despite the slowdown in sales, both the median and average home prices saw modest increases, with the median price reaching $315,499 and the average price climbing to $378,792.

Inventory levels have risen, providing buyers with a broader selection of homes. New listings increased by 6% year-over-year, totaling 4,942, while active listings surged by 18% to 14,716. However, homes are staying on the market longer, with the average days on market reaching 87 days, a 10% increase from the previous year. This extended timeframe can benefit buyers, providing more room for negotiation and decision-making.

Sellers are facing a more competitive environment. With increased inventory and longer selling times, pricing strategies have become crucial. Homes sold at 93.6% of their original list price, indicating that buyers are negotiating and sellers may need to be flexible to close deals.

In Bexar County specifically, total sales decreased by 5.2%, and the median home price dipped by 2.8% to $275,000. Despite this, the average price saw a slight increase of 1.5%, reaching $330,055. The average days on market in the county was 77 days, slightly shorter than the overall San Antonio market.
