The San Antonio real estate market is fast-paced, competitive, and full of opportunity. But as agents, sometimes our habits get in the way of serving our clients — and our reputation. If we want to raise the standard of professionalism in our city, here are a few things Realtors in San Antonio (and beyond) really need to stop doing:


❌ 1. Using Cell Phone Photos for Listings

We live in the age of Instagram, TikTok, and 4K video. If buyers are scrolling Zillow and your photos look dark, crooked, or blurry — they’re scrolling right past. Professional photography (and even drone or video) isn’t optional anymore.

Stop it. Invest in quality visuals that make homes stand out.


❌ 2. Writing Weak MLS Descriptions

“No description provided.” Or worse, “Nice house in a good area.” That doesn’t cut it. Your words should tell the story of the property, highlight its features, and sell the lifestyle.

Stop it. Take time to write descriptions that spark interest and create urgency.


❌ 3. Not Answering Calls or Texts

We all get busy, but ignoring other agents — or worse, potential buyers — makes deals fall apart. Communication is everything in this business.

Stop it. Even a quick “Got your message, will call later” goes a long way.


❌ 4. Overpricing to “Test the Market”

We know the seller wants top dollar. But setting a home $30K above comps just to see what happens? That usually means longer days on market and price drops.

Stop it. Be honest with your sellers, use data, and price strategically.


❌ 5. Forgetting It’s About the Client (Not You)

It’s not about your commission, your trophy wall, or your social media spotlight. It’s about helping people make one of the biggest decisions of their lives.

Stop it. Put the client’s goals first, always.
