Top 5 Reasons Why Shopping for a Home Online and Selling your Home Online is Awesome (Especially Right Now)
Welp. Here we are. With the COVID-19 issue at hand, the way that we were doing every-day things is now changing on a day-to-day basis. Our number of requests for virtual tours in lieu of touring a home in person have sky-rocketed this year. However, circling the wagons and protecting the sanitary status of your nest can be a good thing. Moving towards an online-only format for showing is an awesome idea! Follow along for 5 reasons why selling your home with a virtual tour may just be the coolest thing since 1980’s era slap bracelets -
1. No need for an in-person showing
Picture this – Last night your daughter suddenly remembered that her oh-so-important science project is due this Thursday. Needless to say, your kitchen table is now a creative zone with a hodgepodge of craft pipe cleaners, a muss of poster paint and a dripping jar of rubber cement. But wait, there’s more! While busy googling how to adhere objects to Styrofoam, your real estate agent leaves you a phone message stating she’ll be stopping by in 20 minutes to show the house. Yikes!
Now, imagine this scenario without the need to keep your home spontaneously “show ready”. By turning the delightful photos of your abode into a video, your real estate agent can share your listing online, 24/7, without ever interrupting whatever you and yours are creating in the name of science. Three cheers for virtual tours and the magic of the interwebs!
2. It feels more “real” to go room by room
If you pay a little more to have top-notch photos taken of your residence, you’ll have plenty to work with when streamlining the images into a video. In addition to striking snapshots, another option is recording a video as you walk from room to room.
You know how that luxurious linen closet can generously fit towels and bedding along with a stash-it-all shelf? Voila! It can have a well-deserved moment in the spotlight! Rather than passing over the closet in a photo shoot, your abundant storage space will shine like a Hollywood star amidst your video tour.
3. Add in music to set the mood
Why not add a calypso beat when stirring things up in the kitchen? Or, perhaps you’ll include soothing twinkly sounds to create a spa atmosphere while highlighting the Master Bath? Having a soundtrack to go along with the video footage of your dwelling may be what sets your address apart. (Bonus points if a catchy tune ends up on re-play in the head of a home shopper!)
4. The sky's the limit with views of the exterior
With the helping hand of an unmanned aerial vehicle, you can go sky high with pictures of your property. Think about what YOU look for when doing a drive-by of a house. If you can show a bird's eye perspective of what your street looks like, or, an overhead view of how your neighborhood appears, it can be a big plus when sharing the details of your listing.
5. A buyer can browse from the comforts of their couch
Much like watching episodes of a house hunting show, there’s a good chance a home shopper is in a good mood while browsing through the real estate inventory in your area. Maybe they are chilling with their tablet on their couch. Possibly, they are snacking and surfing with their smartphone in hand. Or, they might just be at their desk, procrastinating their other tasks and lingering on local listings. Your goal is to make your listing be “the one”. Aspire to be the post they bookmark. Seek to have your home be their next screenshot. Aim for your address to make the top of their “must-see” list. You can do it! (and your agent can help!)
As always, the real estate professionals at MilHousing Network San Antonio Team welcome your thoughts and ideas for making your listing stand out. No matter the situation, your go-to agents are ready to listen and will lead you to a successful sale.
